Deposit
Half up front to hold the dates, the rest on arrival.
Cancellation
Non-refundable. Once the dates are held they are yours, and the deposit is not returned if you cancel — travel insurance is worth having.
Check-in & out
Arrive from 15:00, depart by 12:00. Both are flexible when the calendar allows — just ask, and we'll usually say yes.
Why booking direct is cheaper
Listing platforms add a guest service fee of roughly 12–15% on top of the nightly rate. The rates on this page are what you pay us. For a ten-night stay in high season that difference is usually between eight and ten thousand dollars.
